Juliet balustrade install Kings Cross, London
Contracting forLaing O’Rourke, we were tasked with the critical job of installing Juliet balustrades on Laings site KXS4 a project that spanned over 10 weeks and involved overcoming significant challenges.
The architectural design of the buildings presented another layer of complexity. With balconies on every floor, and balustrades needing to be installed directly underneath these balconies, traditional access methods were impractical. Our team of highly trained technicians utilized rope access techniques to maneuver around these obstacles, demonstrating the flexibility and efficiency that rope access provides in such constrained environments.
Installing these particular Juliet balustrades is a task that demands precision and coordination, especially when working at height. We employed specialized lifting procedures and equipment to hoist the balustrades into place allowing for a smooth install.
We were also tasked with ensuring the safety and longevity of these balustrades as they are on a residential block. To do this we utilized our skills to carry out pull out strength tests on the anchors that hold the balustrades in place to prove and make sure they are safe.

Scope of Work: Sealing, waterproofing, installation, and lifting operations via rope access
Project Overview
Rope Task LTD was contracted to carry out extensive facade works at KXS5, King’s Cross, London, utilizing specialist rope access techniques to deliver a cost-effective and efficient solution. Over an 18-month period, our team completed a range of complex installation and sealing tasks, ensuring high-quality finishes while adhering to strict safety and environmental standards.
Scope of Work
Sealing & Waterproofing
- Mastic sealing of over 800 windows to ensure long-term weatherproofing and protection.
- EPDM waterproofing applied beneath coping stones, followed by the installation of copings to enhance durability.
- EPDM sealing around Automatic Opening Vents (AOVs) and window sills, ensuring structural integrity and water resistance.
Installation Works
- Window sills installed on approximately half of all windows, contributing to the facade’s aesthetic and functional requirements.
- Balustrade installation, requiring precise alignment and secure fixing at height.
Rigging & Lifting
- Specialist rigging and lifting operations carried out using the HARKEN winch to safely maneuver and position balustrades.
- All lifting procedures executed in compliance with LOLER regulations and industry best practices.
- This project highlights Rope Task LTD’s ability to deliver specialist facade remedial works and installations efficiently and safely, even in complex urban environments such as King’s Cross.
