Project Scope & Challenges
Our team was engaged to carry out glazing replacements and extensive façade maintenance on a high-rise commercial building in the heart of Manchester. The scope of works to over 150 Punch Hole Windows included:
- Mechanical preparation and painting of steel lintels.
- Installation of flashing around all windows to enhance weather protection and aesthetics.
- Mastic sealing around all windows for improved durability.
High level Brise Solei sun shading removal.
Curtain wall works: Stripping of all cappings and pressure plates, high level glass replacements, sealing works behind spandrel panels.
Given the building’s central location and active office occupancy, the project required minimal disruption to daily operations, with some works being undertaken out of hours(nights & weekends). Traditional access methods were not viable, making rope access the most effective solution.
Our Approach
With our IRATA-certified rope access technicians, we delivered the project efficiently while adhering to strict safety regulations. Close coordination with building management ensured seamless execution with minimal impact on occupants.
